Land Loans:

  • Bridge Loans for the Acquisition or Refinancing of Vacant and Improved Land – $500,000 Minimum
  • Non-Recourse Lot A&D Financing for “Shovel Ready” Projects. $1MM minimum.
  • Vertical A&D Construction Loans – Single Family and Multifamily 5+ units – $500,000 Minimum
  • Spec Revolving Lines of Credit for experienced small Contractor/Builders for their own land A&D and vertical construction – $500,000 to $5,000,000

Bridge Loans:

  • Multifamily, Office, Storage, Industrial, Retail, Mobile Homes, and Mixed-Use Properties.
  • Loans of $5MM+ 70% LTC and 100% of CapEx & TILC with rates starting at 5.99%.
  • Loans of $1MM to 5MM have less-aggressive pricing.
  • Acquisitions, renovations, refinancing, and recapitalizations.
  • Loan Terms: 2 Years maximum.
  • Nationwide in urban/suburban markets with populations of 50,000+.

Construction Financing:

  • $1-50+MM
  • All Property Types
  • LTC ranges from 60% to 80% depending on experience and financial strength of the Borrower/Sponsor.
  • Pricing varies by Project Type and Deal Structures.

Equity and Joint Venture Financing:

  • Preferred Equity: Multi-Family, Industrial, Hospitality, Office, Senior Living, Student Housing, Retail, Land, and Self-Storage; $2-15MM; Max LTC/LTV – 85%/80%; 12-14% IRR; 5-6% Minimum Pay Rate; Term 1-4 years.
  • Mezzanine: Multi-Family, Industrial, Hospitality, Office, Senior Living, Student Housing, Retail, Land, and Self-Storage; $2-15MM; Max LTC/LTV – 85%/80%; Interest Rates: 10-13%
  • Joint Ventures: Available on a selective basis for “Best-In-Class” Developers and Operators.

Permanent Financing:

  • Multifamily, Senior Living, Office, Medical Office, Hospitality, Self-Storage, Industrial, Retail, Mobile Homes, and Mixed-Use Properties.
  • Up to 80% LTV; Interest Rates are a function of the spread over the Indexes used by Lender (WSJ Prime, Treasuries, SOFR).
